Renewable Energy 

The proposed development includes a number of technologies to reduce energy consumption and utilise renewable energy sources. 

These include: 

• Photovoltaics (solar panels) located on the roof of the buildings 

• Air source heat pumps: these will contribute to the heating and hot water usage throughout the building 

Electric Vehicle Charging 

Electric vehicle charging points will be provided to a proportion of the resident’s parking bays, with all bays future proofed with the infrastructure to provide additional chargers as required. 

Thermal Efficiency 

We are taking a fabric first approach to building design. This involves careful consideration of the design and construction of the building envelope in order to lower its energy consumption. In turn, this will maximise the thermal efficiency and airtightness and reduce the energy required to heat and cool the building. 

Furthermore, Mechanical Ventilation with Heat Recovery (MVHR) systems are used in each apartment. These systems create efficiency by recovering and recycling heat in the ventilation process, also enhancing indoor air quality through the continual exchange between indoor and outdoor air. 

Carbon Reduction 

In addition to the photovoltaic (solar) panels and air source heat pumps, carbon usage will also be reduced via the combination of: 

  • 100% LED lighting 
  • Intelligent lighting control systems 
  • Individual zoning of heating systems 
  • Heat recovery ventilation systems 
  • Enhanced insulation throughout the building 
  • Building management for communal areas 
  • Enhanced energy metering

Occupation Parameters

Residents of the new development will be required to be over 55 years of age, and priority will be given to existing residents in Broxbourne, or persons with a local connection to Broxbourne e.g. previously lived here, or have family living here. Future residents will undergo a social care assessment and should be able to live independently with supporting services. 

Working in partnership with Hertfordshire County Council and The Borough of Broxbourne Council, Anchor will provide a scheme that: 

  • Supports individuals from the local and wider community to retain their independence 
  • Is truly inclusive 
  • Will dovetail the scheme’s communal facilities with existing local services 
  • Is affordable and provides security of tenure
